STANDARD SERVICE REQUESTS

TriStar Management guarantees that it will keep and maintain in good operating condition the following: refrigerators, stoves, dishwashers, garbage disposals, heating and air conditioning equipment, hot water heaters, electrical fixtures, commodes, sinks, bathtubs, ceiling fans and hallway lights. Any standard service request that requires the ordering of special parts will become special service requests.


SPECIAL SERVICE REQUESTS

Special service requests include the following: roof repairs, floor coverings, exterior siding repairs, parking lot repairs, pest control, appliances under warranty, foundation and structural repairs, drywall repairs, etc. TriStar Management's ultimate goal is to complete all service requests including special requests within 48 hours. Occasionally, factors beyond our control make it impossible to complete a special service request within 48 hours. TriStar Management guarantees to respond to all special service requests within 48 hours.


EMERGENCY SERVICE REQUESTS

Emergency service requests include essential and critical services to your apartment such as: no electricity, floods, no air conditioning in extreme temperatures, serious and significant plumbing failures, or faulty locks on external doors. Emergency service requests will be handled on a priority basis regardless of when the request is reported. All emergency service requests may be answered by simply calling the phone number of your individual property's Management Office. Your call will be answered and forwarded to the appropriate maintenance technician.
